___________________________________

When looking for a new home in St. John’s, many people know that the city is not only the capital of Newfoundland and Labrador, but also North Americas oldest city, with a long and rich history. What a lot don’t realize though is that St. John’s is booming in today’s real estate market. The number of MLS listings and property values for residential and commercial listings are growing steadily but are not inflated, making this an ideal time to buy or sell.

What are your priorities as you explore real estate opportunities in St. John's? Is your family growing, and you're looking for a large room in a family neighbourhood? Need to be close to schools and shopping areas? Or perhaps you're looking to settle into a small home in a quiet, more suburban or rural setting. Want a cul de sac? Maybe a home with a basement apartment? Whatever your real estate needs, we're here to give you professional input and help you find the best value, whether buying or selling.

This site offers MLS property listings for St. John's and surrounding communities, as well as reports and much more to help with your real estate needs. Whether you're considering St. John's new home construction, homes for sale, selling a home, or investing in real estate, you've found the real estate agents who can help you every step of the way!

St. John's: A Booming City

St. John’s boasts many attractions such as art galleries, museums, shopping centers and beautiful scenery, several of which are listed on the bottom of this page. But these attractions are only a small part of the community's appeal. Everyone who lives here knows the people are great, the schools are wonderful and the quality of life is second to none. St John’s gives you a feeling of “home.”

If you're considering buying a home here, one very important point to consider is the value that St. John's offers. Over the past few years real estate values have declined through many parts of the world, but here in St John’s we have a thriving market. The average value of homes here has increased or stayed consistent over the past few years. Just recently, 2009 reports indicate that the real estate market in St John’s has increased by 24% since the same time period in 2008.

Healthy growth is also seen in many nearby communities in Newfoundland and Labrador, like Torbay, Mount Pearl, and Paradise. Mount Pearl offers city living right next to St. John's, while the others offer a more rural setting. Compared to many other areas of the world, these are all significant real estate investment opportunities, whether you are purchasing a property or planning a new home construction.

Below you can see several properties from the most recent MLS listings. These of course cover a wide range of property values and housing styles, and are from locations throughout the City of St. John's. They can serve as an interesting first look at what's out there, but let's focus on what your needs are.

If you would like to speak directly with your real estate agent, please call me directly now at (709) 237-7355, or email me. You can be assured of a quick response and professional, friendly guidance to help you find the perfect home. However, if you prefer doing things online, I can help you there as well, through the few simple steps below...

1. Calculate your budget

First, you probably already have some idea of the number of bathrooms and bedrooms that you want. But have you used our mortgage calculator to determine what your comfortable price range is? This can allow us to quickly find the MLS listings that fit your resources. If you haven't done this yet, please do so now. It's okay; We'll wait right here for you. :)

Done? Okay, let's consider they next question...

2. Know the style of home you want

More than just saying you're looking for real estate in St. John's, precisely what type of property do you want? Would you prefer a lot to build on, a cabin, condominium, multifamily, farm setting, or some other type of home? You can keep your search open to more than one kind, but for now it's important to know the type of home you're seeking.

You have now identified the number of bathrooms and bedrooms you want, your price range, and your preferred type of home. It's time for one last step...

3. Pick your neighbourhood

What's out there? Consider the specific neighbourhoods in St. John's where you would like to live. St. John's East? Near Memorial University or the Confederation Building? West End? Downtown? St. John's East Extern? We can see what's available in your preferred area by clicking here to search your preferences in our MLS search. We're about to see exactly what properties, matched to your preferred living style and neighbourhood are waiting for you right now!

Questions? Prefer to deal personally with a friendly agent rather than doing all this online? Please feel free to call us directly at the number below, or email us now. Your St. John's dream home awaits!
